Renting an apartment in Da Nang — how it actually works

Finding a beautiful, modern apartment in Da Nang is easy. Finding one for a fair price, on a short-term lease, without hidden gotchas? That requires local knowledge.

The Da Nang rental market moves incredibly fast. What you see online is rarely what is available when you arrive. Here is how the system actually works.

Where to Look (And Where Not To)

Do not rely heavily on Airbnb for long-term stays. The nightly rates are inflated for tourists. If you book a 3-month stay on Airbnb, you are likely paying a 40-60% premium over local market rates.

The true rental market lives in Facebook Groups (e.g., "Da Nang Apartments for Rent") and via local agents on Zalo (Vietnam's primary messaging app). Most posts are from agents, not direct landlords. These agents take a commission from the landlord (usually half a month's rent for a 6-month lease), meaning their service is free to you.

The Short-Term Lease Penalty

If you are coming on a 90-day visa, you want a 1-to-3 month lease. Landlords hate this.

The standard lease in Da Nang is 6 to 12 months. If you ask for a 1-month or 3-month contract, three things happen:

  1. Half the available properties immediately say "no."
  2. The remaining properties increase the monthly rent by 15% to 25%.
  3. Agents prioritize you less because their commission is significantly lower.

This is the "short-term penalty." It is unavoidable, but it can be negotiated down if you are willing to pay the full term upfront.

Deposits and Payments

Standard terms for a 6-month lease are 1 month deposit, 1 month rent upfront. For a 1-month lease, landlords often still want a 1-month deposit, which ties up your cash unnecessarily. Never pay a deposit before seeing the unit in person.

Payment is usually made in cash (VND) or via international wire transfer (Wise/Revolut) directly to the landlord's Vietnamese bank account. Ensure you get a signed receipt.

Hidden Fees and Red Flags

Before you sign a contract (which should ideally be bilingual), clarify these hidden costs:

  • Electricity Rate: The state rate is around 3,000 VND/kWh. Many serviced apartments charge a flat "commercial" rate of 3,500 to 4,000 VND/kWh. Anything over 4,000 VND is a ripoff.
  • Water & Internet: Are they included? Usually yes in serviced apartments, no in private villas.
  • Cleaning: Serviced apartments often include cleaning 1-2 times a week. Confirm if laundry is included or just sweeping/mopping.
  • Construction Noise: Da Nang is developing rapidly. The beautiful sea-view apartment you tour on a Sunday might be next to a jackhammer site on Monday morning. Always check the adjacent lots.
  • Mold: In older buildings, the rainy season (Oct-Dec) causes rapid mold growth. Check the ceilings and inside wardrobes for musty smells.
